Arbor Funds $16M Mezzanine Loan in Warrenville, IL

UNIONDALE, NY (August 28, 2018) – Arbor Realty Trust, Inc. (NYSE:ABR), a real estate investment trust and national direct lender specializing in loan origination and servicing for multifamily, seniors housing, healthcare, and other diverse commercial real estate assets, recently funded a mezzanine loan for a multifamily development in Warrenville, IL.

Arbor funded a $16M mezzanine loan for the development, which when coupled with a $60M construction loan from the senior bank, as well as sponsor equity, completed the $92M capital stack. The project will take over 24 months to complete, at which point Arbor will waive all exit fees and place a long-term agency product upon stabilization.

Ryan Duff of Arbor’s New York City office originated the loan. “We were able to execute this product at a very high level for our client,” Duff said. “Arbor’s participation in this space is growing, allowing us to not only assist in a project’s development, but to secure takeout business with one of our agency products in the future.”

The development, Cantera Residences, will consist of 364 market rate units. The proposed four-story, luxury residential building is scheduled to break ground in the fall and will include amenities like an outdoor swimming pool, dog washing stations, yoga studio, health club, and outdoor grilling/dining areas.
