FHFA Loan Caps for 2025: What Multifamily Borrowers Need to Know

The Federal Housing Finance Agency (FHFA) announced a $3 billion boost to Fannie Mae and Freddie Mac’s volume cap for loan purchases in 2025 to $146 billion ($73 billion for each agency). This increase in FHFA loan caps for 2025 aligns with industry expectations, given the anticipation of improving market conditions and lending activity expected in a lower interest rate environment. Charles Marino

Charles Marino joined Arbor in March of 2022 as Managing Director, Servicing & Agency Asset Management. Mr. Marino is responsible for the oversight and management of Arbor’s daily servicing operations as well as the Agency Asset Management functions, which include Portfolio Management, Loan Surveillance and Risk Management. In addition, he evaluates loan credit risk and portfolio performance for the Company.

Prior to joining Arbor, Mr. Marino spent 30 years with M&T Bank Corporation where he had been promoted over the years to Executive Vice President, Commercial Lending Services. His experience includes managing all aspects of CRE operations and services including financial and budget management, system conversions & automation, construction loan monitoring, new loan originations, real estate tax escrow administration, and strategic planning.

Mr. Marino earned a Master of Business Administration, Finance and Accounting from Saint Bonaventure University. He also holds a Bachelor of Science, Accounting from the University of Buffalo.
