FHFA Loan Caps for 2026: What Multifamily Borrowers Need to Know

The Federal Housing Finance Agency (FHFA) announced a $30 billion boost to Fannie Mae and Freddie Mac’s volume cap for loan purchases in 2026 to $176 billion ($88 billion for each agency). This increase in FHFA loan caps for 2026 aligns with industry expectations, given the anticipation of improving market conditions and lending activity expected in a lower interest rate environment. Next year’s cap for the Government-Sponsored Entities (GSEs) is an increase of approximately 20% from the $146 billion limit set for 2025.

Jim Cordeira

Senior Vice President, Software Engineer

Jim Cordeira leads Arbor’s front-end Production Applications & Support software engineering group as part of the IT Solutions Delivery team. He advises and assists the IT department and the entire company on technical projects including web-based software development, automation and systems integrations utilizing various modern programming technologies.

Mr. Cordeira joined Arbor in 2011 and has risen through the IT ranks from Senior Web Developer to Associate Vice President and then Vice President before being promoted to Senior Vice President in 2024. Prior to Arbor, he was a Senior Web Developer for nearly 10 years at title insurance company Titleserv, creating custom title and settlement web applications which served financial and real estate institutions. He was also a senior design technologist and software developer at Worldwide Xceed Group, Inc. working with entertainment and sports-oriented companies to deploy dynamic marketing websites to the public.

Mr. Cordeira holds a Bachelor of Science in Computer Science from the New York Institute of Technology and a Bachelor of Science in Biological Sciences from the State University of New York at Old Westbury.
