Dr. Sam Chandan Sees an Opportune Moment Emerging for Multifamily Buyers

Rental housing remains uniquely positioned for continued growth in an environment of economic volatility and political uncertainty, Dr. Sam Chandan, founding director of the C.H. Chen Institute for Global Real Estate Finance at the NYU Stern School of Business and founder of Chandan Economics, asserts in his video overview of Arbor’s Special Report Spring 2025.
As we sit on the cusp of a new cycle, Chandan contends that the rental housing sector’s history of stability and resiliency sets the stage for a strong 2025.
“The outlook is favorable but not without risks and sources of uncertainty,” he said, adding that prices have started to turn the corner. “In terms of fundamentals, several data markets show the sector is already in the midst of a strong turnaround. Commercial real estate investors are generally upbeat about the investment and fundamentals prospects for both single-family rental and multifamily.”
He reiterated that investors would be remiss to overlook the quality buying opportunities available at this point in the cycle. “With properties trading at discounts and slowly rising from their low, the coming year looks like an opportune moment to a lot of buyers who have access to capital,” Chandan said.
